Before Foudation Repairs
If you have a property that needs correction to the drainage, there may be a need to relocate some of your planted flowers and foliage. This is something that should be done before any repairs begin. There is no guarantee that the contractor won’t need to dig into an area, so it’s better to be safe than sorry. As such, move plants that matter to you. You can place them in containers for the time being. You should also move any patio furniture or other belongings that are near the perimeter of your home.
During the Repair Process
There are numerous phases involved in foundation repair, starting with excavation. This phase is the lengthiest and involves digging up the soil, so piers can be inserted. This will be replaced later in the process. The next phase is when the piers are inserted. This is quick and easy, but you may feel bumps as the process goes on. It’s a good idea to protect items like fine china, wall hangings, and tall furniture so that it doesn’t upend or fall while this is happening. After this, the leveling phase begins. There may again be jolts but these should be minor. Following this is the cleanup phase at which point the work will be complete.
After the Repair is Complete
Depending on the company that you contractor for the foundation work, you may or may not have obligations after the work is done. Some companies will have warranties that require certain things, while others will guarantee their work no matter what. Be sure to ask about these things prior to choosing the company you want to trust with this major home repair.
Expectations After Lifting
The main thing to expect after foundation repair is that your slab will finally be fixed. Any strain that problems have had on the roof or plumbing will be gone. In some cases, you may find that the repair leads to small cracks in the drywall, doors that do not close properly, or separations of pipes. Many of these issues will resolve themselves over a short period of time as the house settles. If not, minor fixes may be required a few months after the foundation repair. This usually only involves replacing flooring or carpet.
After foundation settles, there can be plumbing issues in rare situations. This is not something that is likely to occur, but it could. One way to be sure this is not a problem for you is to make sure a plumbing test is done both prior to and after the foundation repair. Some contractors will have plumbers they can suggest for affordable prices, others may credit the cost of the bill on your repair. It never hurts to ask.
